Super Space-Sunnyvale is a new (completed in
2007), state-of-the-art, three-story, 150,950 square foot facility
containing 1,265 100% climate-controlled, interior storage units. The project
is conveniently located a short distance from Highway 101, and is ideally
located immediately adjacent to a newly opened “mega” Lowe’s
Home Improvement store. The Project’s trade area is experiencing explosive
economic expansion, population growth and job growth in step with the resurgence
of the tech industry in Silicon Valley. In response to the unprecedented
demand for housing in the City of Sunnyvale, the City has commenced the “East
Sunnyvale Industrial to Residential (ITR) Project”, which proposed to
re-zone approximately 130 acres of industrial zoned land immediately adjacent
to the project to enable the development of medium- to high- density residential
totaling approximately 2,842 units. These new units will all be located
within the Project’s
three-mile trade area, and entitlement processing has already begun on
two projects totaling approximately 500 residential units for sale within
two miles of the property. This pending influx of residents will spike
self storage demand in the project’s trade area, and given the 90% plus
occupancy rate of the project’s trade area competition, will allow Super
Space Sunnyvale to capture a majority of this increased demand. |
